Summertown Road

47 affordable homes for Cruden Estates Ltd on behalf of Glasgow Housing Association, in Ibrox Glasgow.

This is an inner city brownfield site and the proposed housing replaces existing housing stock, which had come to the end of its useful life. The development can be seen in context of wider regeneration taking place within the locality.

The housing mix is of predominantly 3 and 4 storey flats including two wheelchair units. In addition to the flats eight houses have also been provided.

The design strategy for the site was arrived at through an urban design study for the wider area. This was commissioned by Glasgow Housing Association and carried out by Hypostyle Architects. The study was done in close collaboration with Glasgow City Council planning department, and took into account local needs and aspirations, as expressed through the housing association.

The resultant design for the site follows the recognisable form of a perimeter block with shared semi-private amenity space to the block interior. The flatted block forms a continuous wall punctured with large scale openings at regular intervals signalling entrances to closes and bringing rhythm and interest to the facade. The design addresses the existing park to the west and provides an appropriate response in terms of scale and form. The park will be subject to upgrading and improvements in association with the new housing and it is intended that this will provide a focus for the new community act as a spur for further regeneration.

The design steps down from four storey through three storey to two storey. The smaller scaled houses are hidden from both Summertown Road and the park, they address the currently empty adjacent sites providing a key to the form of future development. Throughout robust materials have been chosen reflecting the inner urban location and the desire to ensure the buildings weather satisfactorily.

Summertown Road is now on site a due for completion mid 2013.
